Stamp Duty Land Tax is charged in bands, so you only pay each rate on the slice of the price within that band — not the whole price at your top rate. First-time buyers pay nothing on the first £300,000, provided the property costs £500,000 or less; above that, the relief disappears entirely and standard rates apply to the full price. Buying an additional property (a second home or buy-to-let) adds a flat 5% surcharge on top of every band. Scotland and Wales use their own separate taxes (LBTT and LTT) with different rates, not covered here.
